The scheme comprised the associated demolition of an existing care home, drainage, services and external works in order to create 21 new flats to high standard social housing specification. The general layout is made up of 14 onebedroom and 7 two-bedroom flats across a total floor area of 1,655 M2. Foundations were of continuous light augured piles with construction of traditional masonry type, with interlocking roof tiles and upvc windows. External areas consisted of a mixture of asphalt for vehicular access along with paving and landscaped surrounds to the internal courtyard. In addition, as part of the external works we had to establish a new boundary wall, which was met with frustration from adjacent neighbours. However, we carefully managed their concerns and was awarded a Considerate Constructors score of 43/45. The key project challenges were site logistics as the site is located in the small and busy inner town centre location of Angel Street in Hadleigh and enclosed in close proximity by existing residential neighbours. The project team prepared detailed site logistics, traffic management and stakeholder communications plans, covering all aspects of activities on site and potential stakeholder impact, along with mitigation strategies that were informed to neighbours and built into supply chain orders. Due to the close proximity of neighbouring properties, minimising noise, dust and vibration was of critical importance. We achieved this through monthly letter drops, meet the contractor days notice boards on site hoarding and introducing local residents to our Community Champion who was available immediately to address any concerns residents had. This successful project was awarded the LABC Building Excellence Regional Award in 2022. Following our success on this project and demonstrating our capabilities to Babergh District Council this led to us securing another project of 42Nr Dwellings at the former Stowmarket Middle School for them.
