Hastings Commons is a pioneering community development organisation that transforms derelict and difficult buildings in Hastings into homes, workspaces, and social spaces. Their mission is to ensure these spaces remain permanently affordable and inclusive for all. Since 2014, they have brought over 8,500 square metres of floor space into community ownership, renovating buildings to a high standard and offering genuinely affordable rents.

They focus on celebrating and supporting people's ideas and energy, empowering individuals and businesses to shape their neighbourhood and enhance their lives. The organisation operates on six core principles: Commoning, Building on what we already have, Acting quickly and adapting, Building agency and power, Actively seeking equity and inclusion, and creating social value. Transformed from a derelict 9-storey office block into 6 living rent flats, 20 commercial units/workspaces, and Ground Control co-working space. Originally known as Rothermere House, it was purchased in June 2014 and opened in March 2016.

Observer Building

Hastings

A 4,000 sq metre, seven-floor building offering affordable workspace, hot desking, a 250-capacity venue, and a rooftop bar. Built in 1924 for the Hastings Observer newspaper, it was acquired by Hastings Commons on February 14, 2019.

Rose Cottage

Rose Cottage

Refurbished in 2019, it includes two artist studios upstairs and a classroom/workshop space with attached facilities downstairs. It is the oldest building owned by Hastings Commons, appearing on a map from 1852.

12 Claremont

12 Claremont

America Ground, Hastings

A 5-storey building, originally built in 1870, renovated between April 2024 and October 2025 to become a creative hub. It houses architects, arts facilitators, and the neurodiverse art collective Project Art Works.

The lower floors were acquired in 2020 and now house The Waves Bookshop and basement studios. It also features a patio courtyard connecting to Rose Cottage and the Alley Gardens.

Five sandstone caves purchased in January 2019, with plans for electricity and new doors. The Alley Gardens are built on land owned by Neighbourhood Ventures, offering tranquillity.

Currently home to a textile design studio REWEAVE and Emma Harding's Living Memories ceramic piece. It connects to Rock House and sits at the entrance to The Alley.
