A 250 unit housing scheme for Persimmon Homes, including a mix of two, three and four bedroom properties, alongside public open space, a new play area, new roads and associated infrastructure. The ten-hectare development required an extensive topsoil strip and material management strategy. The 250 new dwellings are serviced by nearly 2.5km of adoptable carriageway and over 4km of adoptable drainage. Surface water is managed onsite by over 3,000m2 of attenuation crates, flow control devices and a large detention basin. The foul water system utilises a new pumping station. Ground conditions dictated both traditional and piled foundations, with substructure blockwork over 2m deep in some areas. All houses have a thermal flooring system with a powerfloat concrete finish. Driveways and parking areas are a mixture of tarmac and block paving. The development is finished with over 12,000m2 of public open space.

Wickham Gate will consist of 129 units, 45 of which will be affordable, ranging from 1 bedroom apartments to 4 bedroom detached houses. There will also be land dedicated to 7 self-build plots. The project involved stripping over 60,000m2 of topsoil, with 11,000m3 retained for reuse and 14,000m3 disposed from site. Hopkins Homes compound, parking area and material storage areas were constructed. There is 820m of adoptable foul drainage and 950m of adoptable storm drainage connecting to 850m of filter drain trenching before discharging into one of four soakaway basins with a total area of 4,800m2. Over 6,600m2 of adoptable carriageway, 1,700m2 of onsite footpaths and 600m2 of informal hoggin footpaths were built. Foundations are of traditional construction, with over 1,700m3 of concrete poured, finished with substructure brick and block work to DPC and 8,800m2 of 175mm thick beam and block floors. These floors are finished with 120mm thick insulation and 105mm concrete screed, with some plots benefitting from underfloor heating, all powered by green energy Air Source Heat Pumps. The scheme is finished with an upgrade to the existing infrastructure network (S278) seeing the installation of new footpaths, new road signs, a new pedestrian crossing and renewed surface course to the carriageway.

Grange Paddocks in Stanway is a 66 unit new build development of two, three and four bedroom homes. Following extensive ecological works, the topsoil was stripped and disposed from site, creating space for 8,000 m2 of piling mats for the 549nr piles required. Installed concurrently with the foundations were over 600m of adoptable carriageways and associated drainage. The surface water outfalls into the existing water course, whereas the foul water is pumped over 280m via a 4.5m deep pumping chamber, connecting into the existing carriageway drainage system, formed as part of our S278 works package. All shared and private parking areas are formed using a fully welded impermeable membrane and over 4,000 tonnes of permeable stone sub base, creating additional storage for the surface water network. The site is finished with soft landscaping surrounding 500m2 of new hoggin footpaths linking to the existing public right of way access.
