South bank of the Thames, close to Tower Bridge
The first development project in which the directors of Cedar Rydal worked together was Avilla Development's project which involved a change of use from light industrial zoned wharf buildings on the south bank of the Thames, close to Tower Bridge, into a £60m mixed-use development incorporating approximately 190 flats, shops and offices. This was an especially complicated site involving the retention and incorporation of listed buildings in a conservation area alongside new-build elements. Infrastructure arrangements including the diversion of a high pressure gas main, together with an underground car park under a public highway necessitated highways closure negotiations. The negotiations with the planners / valuers and English Heritage were complicated, however, a planning permission and Section 106 Agreement were all secured within approximately a year. In addition, we succeeded in having a listed building removed from 'The Register of Listed Buildings', an important feature in the redevelopment of the site. Work on site commenced in 2001 and was completed in 2004, having entered into a joint venture arrangement with Berkley Homes.

Blackheath, south-east London
In 2005, the directors of Cedar Rydal embarked upon a project in Blackheath, south-east London. The project was a challenge because initially, the Planners were opposed to a modern design; principally because it was in a Conservation Area. We persuaded them, with the help of local residents, that the designs we were proposing were not only good, but would benefit and strengthen the status of the conservation area. The houses were completed in July 2007, comprising 5 bedrooms (all with en-suite bathrooms), 4 reception rooms and a self contained au-pair flat arranged on four floors, totalling approximately 3,600 square feet. The houses were constructed to a high specification, befitting their location and sale price. Because the houses had lower ground floors, they were constructed using traditional masonry, with external wall insulation providing high levels of insulation and waterproofing. The internal masonry increases the thermal inertia of the building, helping to moderate the internal environment. The external envelope was complemented by timber/ aluminium composite windows; providing high levels of insulation combined with low maintenance. The high levels of insulation that were specified afforded the option of large glazed walls, making the houses extremely bright and joyous. The houses were heated by a simple condensing gas boiler, allied to sophisticated controls and a zoned under floor heating system to minimise costs and carbon dioxide generation. Furthermore, a whole house mechanical ventilation system with heat recovery was fitted to further reduce heat losses whilst guaranteeing the air quality of the internal environment.

In 2008, Cedar Rydal undertook a feasibility study for the Blackheath Society to establish whether there would be sufficient value in the 'Library Square' site to enable a development to be undertaken which would pay for desirable environmental improvements. The scheme comprised the following net lettable areas: 21,455 sq ft Residential (31 flats), 3,379 sq ft for the Library (including internet café) and 5,229 sq ft of retail space. The scheme was arranged over four split storeys, matching the heights of adjacent buildings. The conclusion of the feasibility study was that despite the downturn in property values, there was sufficient value in the site to make redevelopment worthwhile. Sadly, Central Government budgetary cuts imposed upon the London Borough of Lewisham meant the existing library was scrapped, thus denying the 'raison d'être' for the whole scheme.

In 2009, Cedar Rydal purchased a plot with a single dilapidated bungalow and applied for planning permission for three, four bed terraced houses of approximately 1,500 sq ft each. Planning permission was granted in July 2009 and construction began in September. Because the houses are built into the side of the hill to reduce their bulk and massing, we piled the foundations and constructed the tanked masonry basement off a 'house-deck' insulated ground floor slab.

This was a site we bought with planning permission for five, three-storey executive houses and re-designed more sympathetically as a ground-hugging terrace of 9 houses. We successfully obtained planning permission at appeal in 2013 and subsequently sold the site to McCullochs who have built something approximating our original design.
