The development of a 346 key lean luxury hotel for Ruby (Munich) Group of Hotels. The site is located within the UNESCO's World Heritage Site of Edinburgh's Old Town, directly opposite the Castle. The development forms three existing sites (former Next, R&B and Zara units), which will be combined to create the hotel. The scheme includes a basement, a separate retail unit, and a rooftop bar and lounge/ restaurant area. Interfacing with heritage planners and Edinburgh's numerous statutory bodies was required to secure approvals, taking approximately 18 months. Demolition began in 2024 and a formal start on site for main works scheduled for Spring 2026, following the resolution of funding challenges caused by Covid and geopolitical impacts from the wars in Ukraine and Iran.
