The 217 Harrow Road project proposes a significant development combining two previously separate buildings into a single structure, aiming to deliver approximately 120 homes, an increase from the initial 98 proposed. This amalgamation is designed to maximise housing delivery, including affordable homes, to address local housing shortages while adhering to stringent safety regulations, particularly concerning fire safety. The design strategy emphasizes a unified aesthetic with improved internal efficiency and an optimised layout for homes.

The building features dual-aspect homes, each with balconies or winter gardens, and incorporates two fire-fighting stair cores with evacuation lifts. The design is broken into vertical sections to create a strong vertical rhythm, complemented by contrasting horizontal elements. The materials palette includes a warm, buff brick in a light sandy stone, chosen to harmonise with nearby established buildings.

The ground floor is planned to include retail units, with a larger unit along Harrow Road intended for a supermarket chain and a flexible space for a café or shop along the Westway. The development is car-free, in line with the London Plan, offering cycle parking for residents and visitors. Sustainability is a key focus, with a goal to achieve 35% greater energy efficiency than current regulations through a 'Fabric First' approach, incorporating excellent insulation, air source heat pumps, and solar panels to reduce carbon emissions.

The proposals also include play areas and amenity terraces for residents, designed to support local biodiversity.
